The duration of the inspection depends on the size of the building and the state of maintenance. It is important, however, that after the inspection you know what you buy and what you still have to take into account concerning costs.

Importance of pre-purchase inspection

A pre-purchase inspection is also referred to as a construction inspection. It is strongly recommended to carry out a structural inspection when you plan to buy or sell a home. It is also recommended for new-build houses. During a inspection, the structural condition of the entire house is viewed from the inside and outside and any defects is pointed out to you. Whether it is a house that is only 10 years old or it is a house that is more than 40 years old or a monument. Each building period has specific risks.

Afterwards it is difficult

In practice, it is common for buyers to find defects and defects after purchase which could easily have been avoided. You’ll be responsible for fixing those faults. You will receive a global cost indication for repairs and other maintenance measures. You are free to record and photograph the information yourself.

In addition to the pre-purchase inspection, the technical inspection specialist writes a clear report ( in dutch). The report contains all important information that is necessary to make a good cost consideration of the house.
These costs are based on up-to-date generally accepted unit prices of materials and the standards for labor and equipment by professional companies.
You will receive an extensive report of this inspection, including the NHG appendix and all photos taken. This inspection is also approved for mortgages with NHG. All lenders in the Netherlands accept this report.

You will go through the entire house together with the inspector. Everything will be inspected from the inside out, from top to bottom, space for space. Before signing as a new owner, any delivery defects made by the building contractor will be recorded in a delivery report (in dutch/english). So it is clear to the building contractor and youre self what remains to be solved by the building contractor. This makes you stronger in eventual delivery disputes.
